Adding Value

Which items will add value to your home and help with resale when the time comes to sell?

The answer is: “Only the ones that future buyers will also want and be willing to pay for.”

There's no solid rule in terms of what you should do to sell your home.  It depends a lot on price point, neighborhood standards and expectations, and whether your home is already more-or-less "up to date". Taste and current trends can also affect the value of an update. Unusual colors have a limited appeal, unless part of a dramatic architectural scheme which will appeal to specific Buyers.

Which updates will add the most value to your home?

  • Updates that correct visible or obvious defects in the home -- and "defects" are often neighborhood specific.  For instance, worn paint or carpet would be considered a defect in almost any area, but in upscale/expensive Louisville  neighborhoods, lack of granite in the kitchen might be considered in the same light.
  • Updates that increase usable space (an extra bathroom, larger and/or upgraded kitchen, master bedroom suite, more closet space, conversion of unused space to a home office).  While some of these things may not pay for 100% of their cost, doing them may shorten your time on the market (which also reduces your costs).  You and your Realtor must CAREFULLY consider any high-cost updates before you start.
  • Updates that will lighten and brighten your rooms (light neutral paint and floor coverings, light woods, skylights, larger windows, French doors). Something as simple as leaving all the blinds and window treatments "open" will also make a huge (and free) difference!
  • Updates that will open your home to the outdoors for fresh air and entertaining (French doors to the patio or garden).
  • Updates that will increase privacy and security (fencing, landscaping).
  • There are a lot of low-cost options, such as simply having a professional stage your home, which may add significant value.  Moving that sofa across the room, changing lighting or adding accent pieces can create that "model home" feel you need to sell your home in the Louisville area!

Knowing what will or won't really add value is an art -- that's why you want to hire us.  Sometimes, a substantial investment may bring buyers to your home quickly and pay for itself.  In many cases, simply removing what Buyers perceive as "defects" will bring the greatest reward.
